Mumbai BDD Chawls Redevelopment: 223 Police Personnel to Get 500 Sq Ft Homes
Mumbai's BDD chawl redevelopment brings a major housing decision for police personnel. The Maharashtra government has approved 500-square-foot homes for 223 eligible officers and employees, with location-wise construction costs and 315 homes reserved for the police department.
The government has decided to provide rehabilitation homes to eligible police personnel residing in these quarters after January 1, 2011, subject to payment of the prescribed construction cost. The Home Department has issued a Government Resolution (GR) specifying separate construction costs for the three locations.
According to the GR, the construction cost for each 500-square-foot rehabilitation flat has been fixed at Rs 1.48 crore in Worli, Rs 72.25 lakh in Naigaon and Rs 86.30 lakh at NM Joshi Marg. Eligible police officers, employees or their legal heirs will receive ownership rights to the homes after paying the respective amounts.
The government has also directed that the remaining 315 rehabilitation homes be handed over to the Mumbai Police Commissioner.
The redevelopment of the BDD chawls includes the redevelopment of government quarters occupied by police personnel. Under a Government Resolution dated August 18, 2021, the government had approved ownership rights to redeveloped homes for police personnel residing in these quarters until January 1, 2011, and their legal heirs. The construction cost for each home had been fixed at Rs 15 lakh.
Subsequently, police personnel who had been residing in the government quarters after January 1, 2011, also sought ownership rights to the redeveloped homes.
Following consideration of their demands, it emerged that 538 homes remaining after redevelopment across the three BDD chawl projects of Mumbai MHADA would be available to the Home Department. The allocation process was initiated on this basis.
Through a government letter dated October 14, 2024, the Home Department approved the provision of 500-square-foot homes with ownership rights, against payment of construction costs, to police personnel residing in the government quarters of the BDD chawls after January 1, 2011, who had previously been declared ineligible.
Following the approval, the Mumbai Police Commissioner submitted a list of eligible police personnel to MHADA.
The list includes 123 police personnel from Worli, 84 from Naigaon and 16 from NM Joshi Marg, bringing the total number of eligible beneficiaries to 223.
The Police Commissioner had also informed the government that the remaining 315 government quarters would remain under the control of the police department.
MHADA had submitted a proposal to the Housing Department seeking approval for the construction costs of the 500-square-foot rehabilitation homes across the three projects. The Home Department has now finalised the location-wise construction costs.
Under the latest GR, the 223 eligible police officers, employees and their legal heirs will receive the homes with ownership rights after paying the prescribed construction costs. The remaining 315 rehabilitation homes and government quarters will be handed over to the Mumbai Police Commissioner.
The decision establishes the eligibility and payment framework for police personnel who were previously excluded from the ownership scheme, while also ensuring that the remaining government housing stock stays under the control of the police department.
